Cooper Rose Real Estate has exchanged and completed on the acquisition of a modern gym investment in Wolverhampton - Unit 2, Wolverhampton Business Park.

The freehold property is let to Virgin Active Limited, with surety from Virgin Active Holdings Limited, with around 21.5 years unexpired.

The property totals 32,675 sq ft and is situated on a mixed commercial park comprising 450,000 sq ft of business space.

Acquisition of Two Industrial Units

On behalf of Threadneedle UK Property Unit Trust, Cooper Rose Real Estate has acquired two industrial unit investments on South Lancs Industrial Estate, Wigan for a total price of £5,815,000, reflecting a net initial yield of 12.49%.

Unit 2 comprises a detached 1970s industrial building providing 29,605 sq ft on a site of 1.67 acres giving a site density of approximately 40% plus an additional development site of approximately 1.725 acres. The unit is let to Chemviron Carbon Limited for a term of five years from 29 September 2012 (expires 28 September 2017) at an initial rent of £85,000 per annum (£2.90 per sq ft).

Unit 7 comprises a detached 1980s industrial building comprising 213,437 sq ft on a site of approximately 10 acres giving a site density of approximately 48%. The unit is let to SCA Hygiene Products UK Limited on a new lease for a term of five years, with a tenant’s option to break at the end of the third year, at an initial rent of £683,530 per annum (£3.20 per sq ft).

Charities Property Fund passes £500m with purchase of four car showrooms for £17.4m - advised by Cooper Rose Real Estate

The Charities Property Fund, managed by Cordea Savills, has acquired a portfolio of car showrooms for £17.4m.

The fund has also passed the £500m milestone and is now fully invested with £510m under management.

The showrooms are four car dealerships trading the premium brands of McLaren, Rolls Royce, Jaguar, Volvo, BMW, Mini and Mercedes in the prime centres of Chester, Worcester, Harrogate and Solihull. They are all let on very long leases with annual fixed rental increases and options to extend for a further 20 years. The acquisition price reflects a 7.2% yield after the costs of acquisition.

The fund has grown rapidly, with net assets increasing by more than 160% from just over £190m in June 2009 to £510m at the end of March 2013. It continues to deliver a high and secure level of income. The current net yield of 6.0% makes it attractive to charities and compares favourably with the 4.5% per annum average dividend payable by the funds in the IPD Pooled Property Fund Index, 1.76% available on UK 10-year Gilts and 3.66% yielded by the FTSE All Share.

Harry de Ferry Foster, fund director, says: "We are delighted that we have been able to raise over £300m of new equity over the last three-and-a-half years in a very difficult market and we have also successfully invested it while continuing to substantially outperform the index. Performance has been excellent and the fund has outperformed the AREF All Balanced Funds Index over one, three, five and ten years and since launch. In Q1 2013 its outperformance was more than double that of any other charity fund. We believe this strong performance should continue due to the fund's focus on key growth areas such as London offices and supermarkets, combined with low voids and long leases to strong covenants."

On behalf of CCLA Investment Management Limited, Cooper Rose Real Estate has acquired a prime high street retail investment in Swindon for a price of £5m, reflecting a net initial yield of 11.28%.

The property comprises three retail units, totalling 23,119 sq ft, and is let to Sports Direct and Specsavers until 2019 at a total current rent of £596,450 per annum.
